Enterprise Asset Management, or EAM, is the practice of managing physical assets across their entire life: how they are acquired, how they perform, what they cost to keep running, and when they should be replaced or disposed of.
How it differs from a CMMS
A CMMS is concerned with maintenance. EAM widens the frame to include the financial and strategic questions: what an asset is worth, what it has cost over its life, whether it should be repaired again or retired, and how a fleet of them should be planned.
The questions EAM is meant to answer
- What does this machine actually cost us per year, including downtime?
- Are we spending more on repair than replacement would cost?
- Which assets carry compliance obligations, and when do they fall due?
- What is the condition of the estate as a whole, not one machine at a time?
